What Are trust loans?
A trust loan is a type of private loan made directly to a revocable trust or to a beneficiary of the trust, often used in estate planning or inheritance situations where the trust owns real estate and needs liquidity. Unlike traditional loans, trust loans are often offered by private or hard money lenders because conventional lenders shy away from funding entities where the borrower isn’t an individual or doesn’t have a clear personal guarantee. These loans are also commonly used to help beneficiaries equalize distributions, buy out other heirs, or provide short-term financing for real estate held in the trust.

Once your loan is approved, our team will reach out to escrow and get a settlement statement and prelim title report. Documents will be ready as soon as soon as title and escrow are ready.
FREQUENTLY ASKED QUESTIONS
We don’t have a minimum credit score. We take into account your overall scenario. Taking into account your scenario, experience, and credit to make a common sense decision. We understand the credit reporting systems sometimes don’t tell the whole story. Call or email us today so we can review your unique scenario.
We can close as fast and escrow and title can get us a prelim title report and estimated settlement statement. We are a direct lender and we have funds available. We don’t look for individual investors for each loan as funds are needed. This means we are there for you when you find the right deal and we can close quickly to help you make aggressive offers.
We conduct an in house valuation that involves gathering a photos and a scope of work for renovations that can be completed quickly. Often times we can complete our valuation process in 24 hours or less once we have your application and supporting documents.
We do not have a minimum seasoning requirement being on title. This is often important for properties that are inherited and need to either payoff a loan that is due or delinquent or buying out other beneficiaries.
