A fix and flip loan is a short-term (6 to 24 months), asset-based hard money loan designed for real estate investors to purchase, rehabilitate, and resell a property for profit. Instead of requiring extensive tax returns or deep income verification like conventional construction loans, hard money underwriting is primarily based on the property’s After-Repair Value (ARV) and the overall profitability of the deal.
