What Are Fix and Flip Loans?

A fix and flip loan is a short-term (6 to 24 months), asset-based hard money loan designed for real estate investors to purchase, rehabilitate, and resell a property for profit. Instead of requiring extensive tax returns or deep income verification like conventional construction loans, hard money underwriting is primarily based on the property’s After-Repair Value (ARV) and the overall profitability of the deal. They helped us acquire an inherited property that was already in foreclosure — not a simple deal — and structured a hard money loan that actually set us up to succeed. We had to close on a a time sensitive real estate acquisition to buy a highly discounted property. My bank of thirty years stated no problem but they would take 6-8 weeks. The other hard lenders like Lima promised quick turnaround but then had zero respect for my time, experience and financial net worth. (I have not been messed around by a lender that much in 40 years).

FREQUENTLY ASKED QUESTIONS ABOUT FIX & FLIP FINANCING

What is the minimum credit score?

We don’t have a minimum credit score. We take into account your overall scenario. Taking into account your scenario, experience, and credit to make a common sense decision. We understand the credit reporting systems sometimes don’t tell the whole story.  Call or email us today so we can review your unique scenario.

Do you have a minimum experience requirement?

No experience is required. If you have a solid property deal and sufficient reserves to carry the project to completion, we can help fund your first house flip. We also take into account broader construction, real estate, or general homeownership experience during review.

 
How fast can you close?

We can close as soon as escrow and title provide the preliminary title report and settlement statement. Because we are a direct lender with institutional capital on hand, we don’t waste time raising individual investor funds for each deal. We’re ready to fund immediately so you can compete with cash buyers. 

Do you need an appraisal for your fix & flip loans?

No. We conduct an expedited in-house valuation using recent property photos and your detailed scope of work. This alternative process allows us to complete evaluations, often within 24 hours of receiving your application files.

Do you allow co-investors, silent partners, or gap funding?

Yes, we welcome creative capital structures. We allow co-investors, silent partners, and structured gap funding options to help minimize your out-of-pocket cash requirements.

What type of properties do you lend on?

We provide hard money financing for a wide range of property types, including Single-Family Residences (SFR), Townhomes, Condos, Manufactured Homes on permanent foundations, Multi-Family units (2-4 and 5+), and select Commercial properties.

Do you work with first time flipper?

Heck yes we do! If you have a strong deal but not experience the we will lend to you.  If you have no experience we want to see that you have sufficient reserves and solid plan to get to the finish line.  Everyone has to start somewhere.

Do you allow seller carry loans?

Yes, we allow seller carry loans in 2nd position.  If you have situation where the seller is willing to contribute some of your down payment then let’s chat about it!

Do you require a contractor for renovations?

Unlike many institutional lenders, we allow you to manage the project as an owner-builder using individual subcontractors, day laborers, or a licensed GC. We structure our platform to support your preferred management style.

Do you charge for fund control or construction draws?

No. We charge zero fund control setup fees, zero draw fees, and zero hidden inspection costs. We offer fast, next-day draw turnarounds to keep your contractors paid and your job site operating without delays.
