We had to close on a a time sensitive real estate acquisition to buy a highly discounted property. My bank of thirty years stated no problem but they would take 6-8 weeks. What is the minimum FICO score for your owner-occupied business purpose loans?

We don’t have a minimum credit score. We take into account your overall scenario and conduct a soft credit check.  We evaluate the overall scenario and not just your fico.

What type of businesses or investments qualify for your owner-occupied business purpose loans?

We fund all types of businesses and investments. The key here is that it must be a legitimate business purpose. It cannot be used for consumer or household purposes.

How fast can you close?

We can close as fast and escrow and title can get us a prelim title report and estimated settlement statement.   We are a direct lender and we have funds available.  We don’t look for individual investors for each loan as funds are needed.  This means we are there for you when you find the right deal and we can close quickly to help you make aggressive offers.

Do you need an appraisal for you business purpose loans?

We conduct an in house valuation that involves gathering a photos and a scope of work for renovations that can be completed quickly.  Often times we can complete our valuation process in 24 hours or less once we have your application and supporting documents.  

Do you look at my income for qualification?

First and foremost, we take into account the property value and the business/investment purpose. Then we do look at your credit with a soft inquiry, but we are flexible with credit scores with other factors to offset lower credit scores.
