Check out this Temecula, CA fix & flip from one of our investment partners.  They did a great job with the remodel, and they got in and out quickly and efficiently.  The home was purchased in August 2022 for 599k, and was back on the market in less than 60 days.   From the purchase to sale, was less than 120 days.   The property was sold for $730k in December of 2022.

We have experienced a shift in the real estate market in late 2022.   Investors need to be realistic with their timeframes for selling, and to also be careful when pricing the property for listing.   Homes that are priced too high out of the gates can lose momentum and become stale.   Remember, you get the most eyes on the property when a listing is fresh on the market.  Buyers and Agents have saved searches for a certain neighborhoods and price points, so you may only get one look from that buyer.   Also, agents typically put most of their marketing activities into the first few weeks of a listing.
