In April 2024, the Las Vegas housing market saw a significant uptick in single-family home prices, with the median price rising to $472,990 from $465,000 in March. This increase brings the median price very close to the all-time high of $485,000 recorded in May 2022. A total of 2,219 single-family homes and 666 condo/townhomes were sold, making up 2,885 sales for the month. This sales volume corresponds to about 1.5 months’ worth of inventory, which is up by about 19.2% compared to April 2023.

Homes in Las Vegas were on the market for an average of 35 days, reflecting a dynamic but supply-constrained environment. Despite a slowdown in sales compared to 2023, the market remains robust, with strong demand keeping prices elevated. After the intense activity of the post-pandemic years from 2020 to 2022, the market now seems to be finding its footing, stabilizing in a new equilibrium.
