They helped us acquire an inherited property that was already in foreclosure — not a simple deal — and structured a hard money loan that actually set us up to succeed. We had to close on a a time sensitive real estate acquisition to buy a highly discounted property. My bank of thirty years stated no problem but they would take 6-8 weeks. The other hard lenders like Lima promised quick turnaround but then had zero respect for my time, experience and financial net worth. FREQUENTLY ASKED QUESTIONS

What is the minimum credit score?

We don’t have a minimum credit score. We take into account your overall scenario. Taking into account your scenario, experience, and credit to make a common sense decision. We understand the credit reporting systems sometimes don’t tell the whole story.  Call or email us today so we can review your unique scenario.

Do you have a minimum experience requirement?

No experience, no problem.  If you have good credit and some reserves to the the project to the finish line, then we can help you fund your first fix flip.  We also consider construction, real estate, and homeownership experience when evaluating your loan.  This allows us to lend to new investors with the right borrower profile.

How fast can you close?

We can close as fast and escrow and title can get us a prelim title report and estimated settlement statement.   We are a direct lender and we have funds available.  We don’t look for individual investors for each loan as funds are needed.  This means we are there for you when you find the right deal and we can close quickly to help you make aggressive offers.

Do you need an appraisal for your fix & flip loans?

We conduct an in house valuation that involves gathering a photos and a scope of work for renovations that can be completed quickly.  Often times we can complete our valuation process in 24 hours or less once we have your application and supporting documents.  

Do you allow co-investors, silent partners, or gap funding?
